Questions around rental increases are one of the most common we get asked.
What Deb says
The easiest way to explain this is you can have a rental increase once every 12 months. This is based on the property, not the tenancy.
So, say there's a change of tenancy halfway through a 12-month lease. Your team is going to talk to you about your options. You obviously cannot advertise it as a new rental increase or start with the rent increase, but you may be able to build in a rent increase or change the length of the term of the tenancy.
Good asset management isn't just about increasing rent. It's about balancing legislation, tenant retention, market conditions, and long-term performance. That balance comes down to an experienced team and great systems, to ensure timelines are met and properties are delivering good returns.
