Like the majority of Australia, the real estate market on the Sunshine Coast has cooled this Winter and is presently experiencing a correction phase following four years of rigorous price growth in our region. The last correction occurred from mid to late 2022 while we are presently about 3 months into this correction.
However, with Spring on the horizon, there seems to be a gradual upwards shift in buyer confidence with enquiry numbers increasing and offers being presented. I continue to meet buyers with a timeline to find “the right home before the end of the year”. It’s a good reminder of what John McGrath, CEO of McGrath Estate Agents, often says; property moves in cycles, it climbs and it corrects, and that’s simply the nature of the market. A slower season isn’t something to fear, it’s part of the pattern.
Even through the quieter months, buyers haven’t stopped looking and prices are still sitting above where they were this time last year. For those buying and selling in the same market, the correction cycle is irrelevant – the upside is less money spent on changeover costs.
