Recent realestate.com.au data reveals average hold periods among hinterland homeowners are up more than 10% since 2021 which bears testament to the appeal and long-term liveability of the Glass House Mountains region. On average, statistics show buyers hold their properties for around a decade, although Cassi Nuske of McGrath Coast and Hinterland observes many clients who have lived in their homes for much longer.

“We’ve seen a steady increase in the number of sellers we meet who have spent decades in their homes creating happy memories, raising their families and welcoming grandchildren. The only reason they’re moving is to downsize to something more manageable.”

Interestingly, Cassi notes that the buyers for these lovingly held homes are often couples with young children relocating from more densely populated areas to give their families the opportunity to grow up enjoying open spaces and room to embrace the natural world.

“It’s such a privilege to support these two groups as they navigate what can be a very emotional but rewarding transition,” Cassi says. “Seeing one family say goodbye to a home that’s held years of memories, and another family excited to begin making their own new memories is very special.”

Cassi has noticed that sellers who are downsizing often need to prioritise getting the timing right, to coordinate with an ongoing purchase. Families relocating, meanwhile, are typically more focused on finding a home which feels right and will grow with them across the years.

“My advice to sellers is establish your timeline early. It makes a real difference being able to implement pre-sale presentation to achieve a premium sale price in the timeframe required.” Cassi says.

“For buyers searching for their ideal hinterland property, I recommend initially speaking with your broker to understand your borrowing capacity. If you need to sell a property to purchase, make sure it’s ready to go to market. That way, when you find a home you love and wish to purchase, you’re in a position to act on it.”
