If you’ve seen the headlines recently, you’ll know that Australia’s rental market has entered an interesting new phase. According to Domain’s September Quarter 2026 Rent Report, rental price growth has flatlined across Australia’s capital cities, with house rents holding at $700 per week nationally despite severe rental shortages continuing across the country.
At first glance that might sound like concerning news for landlords. But there’s a lot more to this story, and the Sunshine Coast picture looks quite different to the national one.
What’s actually happening and why
The rental shortage hasn’t disappeared. Vacancy rates in many cities remain exceptionally tight and in some markets there are actually fewer rental properties available than a year ago. Yet rents have stopped rising. The reason is straightforward: affordability is increasingly acting as a ceiling on rental growth. Tenants have simply reached their financial limit.
This isn’t a sign of weakness in the rental market. It’s a sign of maturity. Rents aren’t falling. They are holding at record highs. The extraordinary growth phase of the past few years has naturally moderated because it had to.
Importantly, regional markets are actually outperforming the capitals right now, with rents rising 0.8 per cent over the September quarter compared with 0.4 per cent across the combined capitals. That’s a meaningful distinction for landlords on the Sunshine Coast.
What this means for the Sunshine Coast specifically
Our region remains one of the tightest rental markets in the country. The Sunshine Coast vacancy rate sits at just 0.7 per cent with the case for investing here resting on a shortage of homes that shows no sign of easing and an infrastructure pipeline already under construction.
On the Sunshine Coast, vacancy levels remain well below what would be considered a balanced market and most well-priced homes continue to attract strong interest. The fundamentals that have made this region such a reliable performer haven’t changed. Population growth, lifestyle appeal, infrastructure investment and the ongoing migration from capital cities continue to support demand.
Where pricing and presentation become critical
Here’s where we want to be direct with our landlords. In a market that has matured and where tenants are more price-sensitive than they were two years ago, the gap between a well-positioned property and one that isn’t has widened considerably.
Some landlords are finding that pushing too hard on rent increases leads to longer vacancy periods and are instead prioritising stability and long-term tenants. That’s exactly the right instinct. A quality long-term tenant at the right market rent is a far better outcome than an empty property or a difficult tenancy born from a strained start.
Getting your pricing right from day one matters more now than it did when the market would absorb almost anything. So does presentation. Professional photography, accurate and compelling copy, flexible inspection times and a genuinely responsive leasing team can make the difference between a property that leases in days and one that sits for weeks.
At McGrath Coast & Hinterland, recognised as one of the Sunshine Coast’s leading property management teams, this is what we focus on for every property we manage and lease. We monitor campaigns closely, we understand what the local market is actually doing and we advise our landlords accordingly, not on what they want to hear, but on what gives them the best long-term outcome.
The Sunshine Coast rental market remains a strong and stable place to invest. The era of effortless rent growth may have moderated but the underlying conditions here continue to support landlords who are positioned well, priced correctly and supported by the right team.
If you’d like to talk through how your property is performing in the current market, our team of experienced Sunshine Coast property managers is always here to help.
