The Sunshine Coast is entering a transformative period, with significant infrastructure and planning projects shaping the region’s future. Following a recent visit from a local councillor to the McGrath Coast & Hinterland office, our team gained firsthand insight into the ambitious initiatives set to support the Sunshine Coast’s growth, particularly in communities like Aura.

With population growth continuing and the 2032 Brisbane Olympic and Paralympic Games on the horizon, the next decade will bring major transport upgrades, new housing opportunities, and strategic planning changes across the Coast and Hinterland. These projects are designed to create a more connected, sustainable, and liveable region for residents, tenants, and investors alike.

Exciting Developments in Aura

Aura is at the heart of this growth, offering residents a combination of lifestyle, amenity, and connectivity that is unmatched on the Sunshine Coast. One of the community’s most exciting developments is Aura Home + Life, a retail precinct in Baringa providing convenient everyday shopping and lifestyle options. Complementing this is the Aura Town Centre, a major new retail, dining, and entertainment hub anchored by Woolworths and ALDI, set to become the vibrant heart of the community. Early works on both precincts are already underway, creating jobs and services to support the growing population.

For recreation and wellbeing, work has begun on a 5.3-hectare South Bank-style parkland, complete with a swimming lagoon, water play areas, picnic spots, and pathways for outdoor activity. This parkland will provide a central space for families and neighbours to connect, relax, and enjoy an active lifestyle.

Education is also a focus, with Notre Dame College expanding its campus to include new learning facilities, performing arts spaces, and enhanced outdoor environments. These additions aim to support student wellbeing and collaboration while strengthening the school’s role in the community.

Housing growth continues with the development of Gagalba, the fourth and final suburb in Aura, expected to deliver around 6,000 new homes to meet strong demand in one of Australia’s fastest-growing regions. Together with ongoing road and infrastructure upgrades, these projects are transforming Aura into a fully serviced, self-sufficient urban hub.

Planning for Sustainable Growth

The Sunshine Coast Council is also progressing a new planning scheme guiding development through to 2046. This scheme focuses on balancing housing supply, infrastructure, and environmental protection while maintaining the region’s lifestyle character.

Key features of the updated planning framework include:

  • Low to medium density residential zones – encouraging townhouses, duplexes, and terrace-style housing
  • Mixed-use zones – combining residential apartments with retail, hospitality, and office spaces
  • Neighbourhood centre zones – supporting local hubs with shops, services, and housing
  • Innovation and industry zones – creating employment precincts connected to growing communities

The planning scheme also allows greater flexibility for dual occupancies and secondary dwellings, providing options like granny flats or dual living arrangements where appropriate. The focus is on locating new housing near transport, employment, and essential services, ensuring sustainable population growth.

Over the next decade, the Sunshine Coast is expected to see around $10 billion invested in infrastructure, including transport upgrades, civic projects, tourism facilities, sporting venues, and community services. These initiatives aim to improve connectivity, generate jobs, and enhance economic opportunities across the region.

Major Transport Upgrades Across the Sunshine Coast

A cornerstone of the region’s infrastructure plans is The Wave public transport network, a multistage rail and metro system aimed at transforming mobility across the Sunshine Coast. Early stages include a rail line from Beerwah through to Caloundra and Birtinya, with stations connecting key growth areas, including Bells Creek (Aura), Caloundra, and the health precinct.

Once complete, this network is expected to significantly reduce travel times and improve connectivity between the southern Sunshine Coast and Brisbane. The project forms part of the Direct Sunshine Coast Rail Line, with federal and state governments committing approximately $5.5 billion toward the first stage between Beerwah and Caloundra.

Complementing the rail network are upgrades to major road corridors, including the Caloundra Transport Corridor upgrade, which will create a new route into Caloundra CBD and ease congestion across Caloundra Road and surrounding arterial roads. Collectively, these projects will enhance accessibility between coastal communities, the hinterland, and key employment hubs.

For locals, tenants, and property owners, these projects represent exciting change. Improved transport networks, expanded housing options, and revitalised town centres will help create a thriving, sustainable Sunshine Coast for generations to come.
