A breach happens when either the tenant or landlord does not meet their obligations under the tenancy agreement. This could include missed rent, unauthorised pets, property damage, or failing to carry out agreed maintenance.
How breaches are managed
- We always begin with open communication to resolve issues quickly
- If needed, Notice to Remedy Breach (Form 11) is issued, giving the tenant 7 days to fix the issue
- If the matter remains unresolved, we guide landlords through RTA dispute resolution or, if necessary, escalate to QCAT
- In serious cases such as illegal activity or major damage, a Notice to Leave (Form 12) may apply
