However, post-Budget conditions have introduced a noticeable shift in sentiment and transaction activity. Since the Federal Budget announcement, there has been a marked slowdown in enquiry levels, inspection volumes, and overall market turnover across both sales and rental segments.
Despite this short-term cooling in activity, we consider this to be temporary in nature, rather than a structural change in the market cycle.
Current Market Conditions
The Little Mountain housing market remains fundamentally undersupplied, with demand still exceeding available stock across most price points. Median house values remain elevated, and while price growth has moderated compared to the previous financial year, values have generally held firm.
- The house market continues to outperform, particularly for well-presented family homes in the 3–4 bedroom range.
- The unit market remains mixed, with stronger performance in larger, owner-occupier style units, while smaller investor-grade stock has shown softer conditions.
- Days on market have increased slightly since the Budget period, reflecting more cautious buyer behaviour.
Rental conditions remain tight overall, although leasing enquiry has also softened slightly in line with the broader slowdown in buyer confidence.

Following the Federal Budget, the market has experienced a clear reduction in momentum, characterised by:

- Increased decision-making timeframes

- A more price-sensitive buyer pool
This has translated into a more cautious and segmented market, where correctly priced properties continue to transact, but overpriced stock is being met with resistance.
Importantly, this slowdown appears to be sentiment-driven rather than fundamentals-driven.
Structural Market Strength
Despite the short-term cooling, the underlying drivers of the Sunshine Coast property market remain very strong.
Key structural supports include:
- High net migration into the Sunshine Coast region, particularly from southern states
- Ongoing demand for family housing in lifestyle suburbs such as Little Mountain
- Severe long-term constraints on well-located residential land supply
- Strong employment growth across health, education, and construction sectors
In addition, the upcoming Olympic infrastructure pipeline is expected to have a significant medium-term impact on the region. The scale of planned works will require substantial construction labour and supporting workforce accommodation, placing further pressure on housing supply in the lead-up to the Brisbane 2032 Olympic Games.
Outlook
While current activity levels have softened, we anticipate this period to be relatively short-lived.
As market participants adjust to post-Budget conditions and confidence returns, we expect activity to normalise supported by:
- Continued population inflows into the Sunshine Coast
- Strong underlying housing demand fundamentals
- Infrastructure-driven employment growth over the coming years
On this basis, the Little Mountain market is expected to remain structurally sound and well-supported, with any short-term volatility likely to be outweighed by medium-term growth drivers.
